Expert’s Tips for Buying a Home for the First Time

Buying a home for the first time? Congratulations, not everyone is able to take this crucial step. Home purchase is a big deal and since this is your first time, it is imperative that you take into consideration these following tips so you can go about the process as smoothly as possible.

Financial Assessment
The first step in any home buying process is financial analysis. It is important for you to analyze your financial standing, weighing your income versus expenses thoroughly to gauge how much of a mortgage loan you can comfortably take. If your income falls short of what you need to be able to purchase a home, consider getting a second job, working part-time or extra hours, or lowering your standard of living to reduce daily expenses. It would also help to allocate a household budget, including the payment for the mortgage as one of the major components. If possible, save at least 20 percent of the total mortgage loan to put as down payment. This will significantly decrease the amount of payment you will need to shell out each month. As part of this preliminary step, you must also take a good look at your credit rating. Work it out to improve your credit score so that it would be easier for you to land a low interest rate for your loan application.

Mortgage Application
Once you’ve gotten hold of your finances and you decide to go for it, the next thing you need to do is to look for a mortgage loan. Find a reputable lender who will offer you with great service and competitive rates. Ask recommendations from family and friends or shop around via the online market. When comparing quotes from lenders, don’t only look at the interest rates but also at the other fees and costs that come with the loan. You don’t want hidden charges suddenly popping into your face when you least expect them. After you’ve found a good lender, round up all the necessary documents for the loan application including identification documents, proof of income, credit report and so on.

Home Buying
Now comes the fun part, which is also just as stringent as the previous steps. Buying a home starts with putting into writing all the things that you need and want for your house to be while keeping in mind that you may not be able to achieve everything there is on the list. The list should only serve as a guide so that narrowing down your choices would be easier. Determine what size and type of home you want. Decide on your budget, taking into account the financial assessment you’ve done previously. Don’t forget to factor in the location, which is very very important in the quality of life you’ll be having in your home. Some of the top choices would include Lafayette Co real estate and Denver CO real estate. As you probably know, Colorado is one of the best states for residential purposes. Look for an efficient and trustworthy real estate broker who will help you find your dream home.

Lafayette Colorado Homes | The Truth Behind a Reverse Mortgage

Chances are you parents are living on a reduced income. They also often have increased bills, including the medical, mortgage payments, and food and utilities. Even if they don`t live on a fixed income, their financial responsibilities will most likely cause some hardship. A possible solution is a reverse mortgage on their home. The following paragraph will let you see if it is a good idea for your parent`s situation.

For starters, a reverse mortgage can be a excellent way to establish some regular extra income. As the label would indicate, a reverse mortgage is described as a situation where the borrower recieves the monthly mortgage payment, instead of paying it out. Just like clockwork, your parents could be receiving regular monthly payments from the mortgage company. Or, if they prefer, the payment can be made in one lump sum, or they can be placed in an account and drawn from when they need it. This extra money can be a fantastic way to deal with increased daily expenses, hospital bills, or house and car repairs.

If your parents have already paid off the mortgage on their home, a reverse mortgage may be a good option. There are programs for those who still owe on their mortgages, but the standards to qualify are a bit harder to meet. If they are in the free and clear, your parents can borrow against the full value of the home. Another factor to consider is whether or not your parents will stay in the home for longer than five years.

Remember that a reverse mortgage is just another type of loan. And like all loans, it is required to be paid back. Keep this in mind, since if their are any changes to the needs of your parents and their living arrangements, they will most likely have to pay the full balance back right away. Once the reverse mortgage has to be repaid, the house is often sold with the proceeds going to the bank. Another factor to keep in mind, is the entire balance must be paid back, even if the house sells for less than desired.

If the correct circumstances exist, your parents will most likely benefit from a reverse mortgage. Provided that your parent`s home hasn`t fallen in value, a reverse mortgage may be a great idea.

Homes in Lafayette | The Two Basics You Should Know About Feng Shui

First, it is important to note that feng shui is based on a few concepts that are found throughout Chinese philosphies. They may seem a bit off kilter at first, but observations of the physical world has indicated that there is some truth to them. Therefore, if a word or phrase seems unfamiliar to you, you may want to focus on the concept behind it – a familiarity with the terminology will likely come with time.

Chi: The Life Force

The word Chi is seen in a lot of different places today, and most understand it to mean a person`s life energy. The idea behind the term, however is something more. Chi can also mean the energy or force that exists in all things, whether they have life or not.. One way to think about it is to say that the atoms that are vibrating right now in you have a type of chi energy. Others would liken it to the various feelings or sensations that you get from certain places or people. It is the chi, something that exists within everyone and everything that is used by feng shui to help make a room more enjoyable.

Yin and Yang

The other thing that should be understood is the concept of duality within the feng shui. This idea of duality represented by the yin yang is also an indication of balance. If you were to look at a classic yin yang symbol, one of the things that you would notice is that the two swirling portions have a little bit of each other within them. A yin yang symbol can also represent the relationship that exists between different things, people, or places. Peaceful coexistence according to this way of thinking doesn`t come through brute force, but rather through the give and take of different things. In essence, feng shui is a way to help find that dynamic, yet harmonious balance between different ideas, forces, and yes, even types of chi.

Feng shui works with the idea that certain things placed in certain ways will help enhance the flow of positive energy throughout the room. Once that occurs, proponents say, a feeling of wealth, comfort and happiness will be attracted to your abode.

Real Estate in Lafayette Colorado | Is Living on the Mountain Right for You?

There are certain places in this world that have the ability to inspire just about anyone. One of these places is the mountains. Mountains provide some of the most awe inspiring scenes in the world. But is it something that you want to enjoy year round? Is mountain life what you`re looking for? Keep these things in mind when you`re considering your options.

The Construction Details

The layout of the home can be critical to succesful living in a mountainous region. Does it provide a second floor entrance to avoid large snow drifts? The second story should have a viable entrance and exit point in case of emergency. Is the garage attached or not? That might come in handy since dashing out of your car to the house in a freak mountain storm might not be very much fun.

Take the Elevation Changes into Account

The topographical changes on your property is also something to take into consideration. Living in a mountainous region means that your acreage will most likely have some elevation changes. This can be crucial when you are considering such things as landslides, or even simple rainstorms. What is the location of the house? Does it`s position make it vunerable to avalances? Or perhaps the land underneath the house will not be as stable if a flash flood races through your yard. Also, on a less dramatic note, the topography will also let you know what vehicles will work best, whether you will need a riding tractor for yard maintenance, or whether a push mower will do just fine.

The Nature of Building Material is Important

The construction of your home is required to be able to withstand a lot of elemental forces. Perhaps more than any other area, the mountains can blast your home with ever changing weather and natural small scale disasters. The building materials that are used in the construction of the home should be stronger than most, and they should be able to adapt to the changing needs that the environment presents.

Living on a side of a mountain isn`t the best thing for everyone.. Mountains are known for their changing environments, and it may not be right for everyone. But the mountain home may be just what you need to enjoy your home life that much more.

Real Estate in Lafayette Colorado | Benefits and Pitfalls of Nursery and Spaded Trees

If you`re thinking about bringing a little beauty to your home, one option you might want to consider is the use of trees within your landscaping. A few trees can assist many things including shade, a changing scenery, and the overall beautification of your yard. Once you have decided to plant a tree or two, you need to decide whether they will be nursery or spaded in nature. Both have specific advantages and disadvantages.

Nursery Trees

Most people choose to plant nursery grown trees, and with good reason. These types of trees have been grown in a ideal setting, and often are easier to transport to the desired final locale. In addition, they often have a denser root structure, and the nursery will often supply specialized soils and materials to help be sure the tree survive and thrive in their new environment.

However these young trees will not provide the mature look you may want for many years. If you`re planning on staying in your house for many years, this should not be an issue. However, a seller may see this extended growth time as a deterent to their goals.

Using a Spaded Tree

If you have the resources, but not the time to wait to get your landscape the way you want, consider using a spaded tree. These trees are allowed to mature in a natural setting, and then transported to their new locales by professionals. The majority of people using spaded trees are encouraged by their ability to quickly transform a landscaping area.

It should be noted that the cost of digging up, transporting, and successfully planting the spaded tree can be considered a disadvantage. The spaded tree is also more liable to die during the transplant process. These reasons are why spaded trees are most often only used by those with the financial resources to care for them successfully.

Regardless of which tree type you go with, both will make your yard go up in aesthetic beauty. The trees can help viable options for your landscaping needs.

The Top Real Estate and Home Equity Scams You`ll See | Homes for Sale in Lafayette Colorado

The real estate market is filled with opportunists who want nothing more than to convince you to part with your money, and receive very little in exchange. Each one may take a different form, and exist from the penthouses in Manhattan to the farmhouse in Nebraska. These scam artists aren`t concerned with your nationality, how many times you were late with the electric bill, or even if your child brought home an honor roll bumper sticker for your car. The only real objective they have is to make sure as much money as possible, and sometimes even your home leave your grasp and jump into theirs. The following scams are the most prevalent among unscrupulous lenders.

Loan Flipping

This method of getting your money begins with a promise of new beginnings. The schemer telephones you, and excitedly informs you about the exceptional deal he has waiting in the wings, and invites you to act fast and refinance today. Then, about six months later he contacts you again, with an even more tempting deal. He does not mention however that you`re not only getting extra money for repairs, but you`re also adding extra fees, interest rate payments, and generally just increasing the amount you owe. So you see, in times these wonderful deals aren`t so exceptional in the long run.

Insurance Packing

Insurance packing occurs when the mortgage broker insists on adding on trivial and unneeded insurance items, like credit insurance. The items they insist on rarely offer any good protection, and only lighten your wallet. The mortgage broker will probably tell excellent stories of some outrageous scene happening, insisting that it could happen to you. So before you commit to anything consider if the exceptional scene is possible, or if the tale is something to just increase the man`s wealth.

The Bait and Switch Scam

Dishonest mortgage brokers will often use this scheme on first time home buyers or older individuals. The first thing that happens is the mortgage broker comes forward with a wonderful deal, one that almost seems too good, and certainly too excellent to overlook. The end is marked by drastic changes to the deal brought on at a rapid pace. It can start out with little changes here and there, but pretty soon, the exceptional deal you agreed to is nothing like the document that you about to sign. At this point, the pressure build up begins, and the buyer is convinced to sign off on a deal that they can`t afford, and not what they want. The three home equity scams presented here are the most common, but are not the only ones. The easiest way to protect yourself is to stay aware of the possibility, and walk quickly away when you see the warning signs.

Things to Make the Wood Burning Fireplace more Enjoyable | Lafayette Real Estate

A wood burning fireplace can add both warmth and comfort to your home. However, things can sometimes go wrong, and cause a huge safety hazard. If your fireplace causes problems, do some fireplace troubleshooting to see if you can resolve the problem before you call a technician.
The things you`ll need to start are a pile of old newspapers and a pair of tin snips.

The first thing to do is open the flue damper. That way the flue can get enough air and your home won`t be filled with smoke.
After that is done, warm the flue by setting a few pieces of newspaper at the back of the fireplace. Watch the smoke. If it comes into the room, the flue may be too cold. Make sure to prevent lighting papers until the smoke rises easily up the flue. After that, you can build a normal fire. Another solution is to install an insulated fireplace liner; but this is only worthwhile if it is an ongoing situation.

At this point you want to make certain that the vents for the HVAC system remain in an open position. If you don`t the house air supply may depressurize, causing the chimney to smoke. Operating appliances such as the clothes dryer, bathroom exhaust fan or attic fan can also contribute to the problem. If the situation persists, then try adding a secondary air source to the flue to maintain pressure.

The fourth step is to look at the flue for damage or blockage. If there is a blockage, the fireplace will not get enough air to have a good fire. The spark mesh also is required to be taken care of. If it is continuously clogged, use the tin snips to widen the holes. Also, if you see a lot of creosote or soot, call in a chimney sweep.
If the situation still persists, you need to contact a professional.

Homes in Lafayette Colorado | Finishing Your Basement – Tips and Tricks for the Homeowner

If your home`s basement has never been finished, then it`s time to get it done! Once you finish the basement area, you`ll see just how wonderful and beneficial it can be. It is important to begin with the floor, and before you do anything, make sure it is level. Quite a few basement floors will slope to control drainage, and it is important to keep that pattern no matter what else you do. The level for the new floor will be found at the highest point of the old floor. You might want to move plumbing or electrical lines to the top or bottom of the walls before you actually install paneling. Before you install new paneling, make sure there are enough electrical outlets for your finished basement. The basement, once it is complete will need a fair amount of artificial light to make it usable.

Begin the walls by attaching the furring strips to your brickwork. These strips are either 1×2 or 1×3 wooden strips that will hold up the panels in your new basement. Start by installing them along the top and bottom of the room perimeter, and then place them in the room corners. After that, install the vertical furring strips, spacing them about sixteen inches apart. This will allow you to make sure the walls are spaced correctly. After they are placed, use masonry screws, caulk, or construction tape to secure the strips. After the furring strips are where they should be; now you must deal with the insulation. The foam board insulation should now be cut to size so that it fits between the vertical strips. If it has facings, staple them to the furring strips. Otherwise, affix them with construction adhesive. Next, cover the insulation with plastic sheeting.

This will protect it from the moisture so often found in the basement. Then it`s just a matter of affixing the wall panels to your furring strips. It`s best to begin in one of the four corners. Just be sure to allow for one quarter inch clearance between the panel and the floor. Normal paneling has a four foot width, so if your strips were placed correctly, each panel should be centered on one of them. The next step is to apply construction glue to the furring strips, and attach the panels. Make sure you complete one panel at a time. After all, the glue will set in about ten minutes, and you need to have everything in place before it does. It`s important to make sure the panel is securely affixed to the top of the furring strip. A hammer and nail will work wonders. Wait a few moments before nailing the bottom of the panel in place; the glue needs time to get sticky. Instead, place a tiny wedge to give the glue more room. The next step is to remove the wedges and let the panels fall into place. Now it`s an easy matter to secure them with a few nails along the bottom edge.

What about access holes in your paneling? You need to cut out the window shapes before you hang the panels. It may take a little bit of planning, but try to cut the window out with half in one panel, and the second part in the other. It is so much easier in the long run. Remember, the basement is just like any other room in the house– you need to have at least two ways to get in and out of it. One of the new windows can be an exit, provided that it is large enough and not too high from the floor. It shouldn`t be more than fifty four inches. The zoning or building department of your town will have the necessary information for using a window as an exit. Sometimes to fit the building requirements the window themselves have to be made bigger. In this case it may be easier to call in some professional help. For electrical outlets, cut access holes after you install the paneling. When you`re putting the paneling up, mark where the outlets are. Later you can drill a hole at the top right corner of the outlet and then use a fine tooth saw to cut around the outlet. To finish the ceiling of your room, install trays or a soffit along the edges of the room. In most cases acoustical tile offers a nice, easy finishing touch. And don`t worry about the ceiling being a little lower; you can disguise that fact by hanging your pictures a little lower and focusing the interior design on the horizontal aspects of the room.
